About the Role

The Project Manager is responsible for overseeing all phases of construction projects from preconstruction through closeout. This role manages project scope, schedule, budget, and resources while ensuring all work is completed safely, on time, within budget, and to the highest quality standards. The Project Manager serves as the primary point of contact for clients, subcontractors, and stakeholders throughout the project lifecycle.


Supervisory Responsibilities:

  • Lead and manage project teams, including field staff and subcontractors

  • Allocate resources and evaluate team performance

  • Resolve conflicts and promote collaboration across all project stakeholders

  • Ensure compliance with safety standards, building codes, and company policies

  • Monitor work quality and enforce project specifications

  • Identify and mitigate project risks

  • Maintain consistent communication with clients and stakeholders

  • Prepare and deliver project status reports



Project Management:

  • Develop and manage project plans, including scope, schedule, budget, and resource allocation

  • Plan and coordinate all phases of construction, from preconstruction to project closeout

  • Manage subcontractor procurement, including bid solicitation, leveling, and contract negotiations

  • Oversee subcontractor coordination, scheduling, and performance

  • Monitor project progress and proactively identify and resolve issues

  • Manage project costs by tracking labor, materials, and equipment, and forecasting financial outcomes

  • Administer change orders and negotiate adjustments to scope, cost, and schedule

  • Conduct site visits and inspections to ensure compliance with plans and specifications

  • Ensure all safety, quality, and regulatory standards are met

  • Complete project closeout, including final documentation and turnover


Preconstruction:

  • Perform quantity takeoffs and detailed cost estimating (manual and digital)

  • Develop detailed scopes of work by trade

  • Conduct value engineering and constructability reviews

  • Analyze building systems and identify cost drivers

  • Develop conceptual estimates from limited information

  • Evaluate market trends and prepare escalation analyses

  • Level bids and identify scope gaps or overlaps

  • Assist in developing competitive project pricing and proposals


Leadership:


  • Provide strong leadership through clear communication, accountability, and team development

  • Mentor and train junior staff and project team members

  • Foster a collaborative and high-performance work environment

  • Communicate effectively with all stakeholders, both verbally and in writing


Business Development:

  • Build and maintain strong client relationships to ensure satisfaction and repeat business

  • Identify and pursue new project opportunities

  • Participate in client presentations, proposals, and interviews

  • Support negotiation and procurement of new work

Qualifications & Skills:

  • Proven ability to manage construction projects up to $50 million

  • Strong knowledge of construction methods, materials, and building systems

  • Experience with budgeting, scheduling, and cost control

  • Proficiency in project management and estimating software

  • Strong leadership, negotiation, and problem-solving skills

  • Ability to manage multiple projects and priorities simultaneously

  • Excellent communication and organizational skills

Additional Responsibilities:

  • Ensure a high level of customer satisfaction by anticipating and exceeding client expectations

  • Stay current with industry trends, construction methods, and workplace design systems

  • Perform other duties as assigned to support project and organizational success

Requirements

  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field.

  • 10+ years of experience in project management within the construction industry.

  • Proven track record of successfully managing construction projects from start to finish.

  • Strong knowledge of construction processes, safety regulations, and industry best practices.

  • Proficiency in project management software (e.g., MS Project, Primavera).

  • Excellent leadership, communication, and negotiation skills.

  • Strong analytical and problem-solving abilities
